What are the pet fees at The Arbors?
The Arbors charges a refundable $500 pet deposit per pet, plus monthly pet rent of $50 for dogs and $35 for cats. There's no separate one-time pet fee beyond the deposit. Budgeting for both upfront keeps your move-in costs accurate.
What parking options are available at The Arbors?
Each apartment at The Arbors includes one reserved parking space, and many homes come with a garage. Residents with a second vehicle get a hang tag for unreserved spaces, and additional parking passes are available for $125/month. Note that EV charging isn't currently offered and isn't permitted in garage spaces.
Are utilities included in rent at The Arbors?
Utilities are not included at The Arbors. Water, trash, and sewer are billed through Conservice and added to your monthly statement, while electricity (SCE) and gas (SoCal Gas) are paid directly to the providers. Renters insurance is also required — use the Damage Waiver Program at $14/month or bring your own policy listing Lyon Living as an Additional Interest.
What does it cost to move in at The Arbors?
Plan for a $62.02 application fee per adult plus a security deposit of $500 for a one-bedroom or $600 for a two-bedroom (on approved credit). The application fee is non-refundable and due at submission. Remember to budget for required renters insurance as well.
What are the income requirements to rent at The Arbors?
Household income generally needs to be at least 2.7 times the monthly rent at The Arbors, and there's no specific minimum credit score — screening focuses mainly on payment history. If you earn at least 2 times the rent, you may qualify through The Guarantors program. The Arbors accepts both guarantors and co-applicants, plus Section 8 housing vouchers.
